Project overview
The team initially conducted site surveys to assess the condition of the shop fronts and the overall structure of the building. This involved liaising with architects, engineers and contractors to establish what changes were necessary. Detailed plans were submitted to the local planning authority, to reinstate the original stone bays and request a change of use from commercial use to residential. Initially, the building was stripped back to the brickwork. This was done to expose any underlying structural defects that might need addressing before the refurbishment began. Any defects uncovered during the stripping process were dealt with immediately. The internal layout of the building was modified to accommodate the two 2-bedroom flats and the one 1-bedroom flat. This involved constructing new partition walls to create the desired number of bedrooms. As part of the refurbishment, high-quality insulation was added to improve the building’s energy efficiency and ensure it complied with modern building regulations. During the first stages of the works new plumbing, electrical wiring and heating systems were installed throughout the building. Once the structural work and first-fix activities were completed, the walls were plastered to create a smooth finish and decorated to a tasteful finish. The end product consisted of two 2-bedroom flats and one 1-bedroom flat, all finished to a high standard. The final result was a set of modern, well-designed living spaces that met both the aesthetic and functional requirements set out in the initial plans.
